Are there any hidden fees?

No. The price you are quoted online or over the phone is the price you pay. Travel within our usual coverage area is built into the quote, and you are told before booking if anything — such as the congestion charge — applies to your address.

Do you offer discounts for portfolios?

Yes. Landlords and agents booking several properties at once can ask for a portfolio quote, priced per property with one point of contact for scheduling and invoicing.

What does the price include?

The RdSAP survey of the property, production of the certificate, and lodging it on the national EPC Register so it is instantly searchable by buyers, tenants or agents.

Why do quotes vary so much between companies?

Two reasons. First, scope: a five-bedroom detached house with an extension and a loft conversion takes longer to survey than a one-bedroom flat. Second, who does the work: a registered assessor surveying in person and lodging the certificate themselves is a different service from a broker who subcontracts the job on and adds a margin. We are a direct provider, not an agency — you deal with the assessor who does the survey.

Do you charge more for a same-day or next-day EPC?

Priority slots — same-day or next-day — carry a small premium over our standard timing because they mean rearranging the diary. The quote tool shows this clearly before you confirm.

What determines the price of a commercial EPC?

Commercial and non-domestic EPCs use SBEM rather than RdSAP, and the assessor level required (Level 3, 4 or 5) depends on the building's size, use and services. Because of that variation, commercial EPCs, SAP calculations and SBEM calculations are always quoted per job once we know the building.

Is congestion charge or travel added separately?

For addresses inside the congestion zone, or well outside our usual radius from Wembley, the quote tool factors this in automatically so the figure you see already reflects it.

Is VAT included in the quoted price?

Any quote you receive states clearly whether VAT applies. There is never an additional charge added after the survey has taken place.

What if the property turns out to be different from what was described?

We tell you before we proceed, not after. If the property is materially different from the description given at quote stage — extra bedrooms, an unrecorded extension — we agree any revision with you on the day.

EPC pricing is not arbitrary. It tracks how long the survey takes and how far the assessor has to travel. Property type and number of bedrooms set the baseline — a one-bedroom flat is a shorter survey than a large detached house with an extension and a loft conversion. Location matters because we are based in Wembley: addresses further from north-west London, or inside the congestion charge zone, carry a small travel or zone adjustment. Timing is the last factor — a same-day or next-day slot costs a little more than our standard turnaround because it means rearranging the diary. Why commercial, SAP and SBEM work is always quoted

Non-domestic EPCs use SBEM rather than RdSAP, and the level of assessor required — Level 3, 4 or 5 — depends on the building's size, use and building services, from a small shop unit to a large mixed-use commercial building. SAP calculations for new dwellings involve design-stage and as-built modelling against Part L, which varies with the number of plots, dwelling types and how far along the build programme is. Because the variables are genuinely different for every instruction, we quote commercial EPCs, SAP calculations and SBEM calculations per job once we have seen the plans or the building, rather than publishing a price that would rarely be accurate.
