What affects the price we quote your vendors
Pricing follows the same structure as any domestic EPC — smaller flats from £35, rising with bedroom count, floor area and property type for larger houses. We are happy to give you a simple rate card you can quote vendors with confidence, so there is no awkward gap between what you tell a vendor and what they are actually charged.
Turnaround built around your marketing timetable
We prioritise agency referrals for fast turnaround because we understand a listing is often waiting on the certificate. Same-day and next-day survey slots are available, and certificates are typically lodged and emailed within 24 hours of the visit, so in most cases a property can be live within a couple of days of a vendor first agreeing to instruct.
Handling difficult access and vacant properties
Vacant properties, probate sales and vendors who have already moved out can be some of the trickiest to arrange access for. We can work with keyholders, other agents, or lockboxes where available, and we are used to coordinating directly with executors or solicitors on probate instructions where the usual vendor contact isn't available.
