How a portfolio engagement works
We start with a list of your properties and current certificate status where you have it, and build a survey schedule around your priorities — properties with lapsed or soon-to-expire certificates first, then the rest of the stock in a sensible geographic order to keep costs and disruption down. Surveys are booked in batches, access is coordinated with tenants or on-site contacts, and certificates are issued individually within 24 hours of each survey rather than held back until the whole batch is finished.
Pricing that scales with volume
The per-property price on a portfolio engagement is lower than booking properties individually, and the discount improves further with volume and with geographic clustering, since grouping nearby properties into the same visits reduces travel time. We agree a schedule and a price per property band before survey work begins, so there is a clear, predictable cost across the whole portfolio rather than a series of ad hoc invoices.
Tracking expiry and staying ahead of deadlines
One of the most valuable parts of a portfolio arrangement is knowing which certificates are approaching their ten-year expiry, or which properties are close to falling foul of the Minimum Energy Efficiency Standard, well before a re-letting or sale is affected. We can maintain a simple record of expiry dates across your portfolio and flag properties coming up for renewal, so surveys are booked ahead of a deadline rather than in a rush against one.
Coordinating access across many properties
Access is usually the biggest logistical challenge on a portfolio, particularly where tenants are in situ. We can liaise directly with tenants, on-site managers or your lettings team to arrange appointments, working around occupied properties sensitively and rescheduling efficiently where access falls through, rather than leaving that coordination to you.
