Same-day availability depends on your postcode, the time of day you enquire, and how full our diary already is, so we always confirm honestly whether it is achievable for your specific situation rather than promising it unconditionally. Where it is, the survey is carried out to exactly the same standard as any other booking, and the certificate is prioritised through modelling and lodgement so it is issued the same day in the great majority of cases.

What affects whether same-day is possible
Availability is the main constraint — how early in the day you contact us, whether an assessor is already working near your postcode, and how many other urgent bookings are already in the diary. Properties within our core London coverage area generally have better same-day availability than those at the edge of our roughly 50-mile radius. We would rather tell you honestly that next-day is the realistic option than overpromise and let you down at a critical moment.
Pricing for urgent bookings
The underlying survey price is the same as any standard domestic EPC, based on property type and size; a modest urgency surcharge may apply for genuinely same-day bookings to reflect the priority scheduling involved, and we always confirm this clearly before you commit, so there is no ambiguity when you are already dealing with a stressful deadline.
Who typically needs a same-day EPC
This service is used most by vendors and agents close to exchange with no valid certificate in place, landlords who discover a certificate has lapsed just before a new tenancy starts, and conveyancers who spot the gap during a final search. It is also useful for anyone who has simply left booking an EPC later than they meant to and now has a fixed deadline they cannot move.
What happens if same-day genuinely isn't possible
If we cannot get an assessor to your property the same day — usually because of distance or a fully booked diary — we will always offer the next available slot honestly, and in the large majority of cases that is still the next working day, with the certificate following within 24 hours of that visit.
