What happens during the visit itself
An assessor arrives, walks every room including the loft (if accessible) and any outbuildings, measures the floor area, records the construction type of the walls and roof, checks the glazing, and notes the make, age and controls of the heating system along with the hot water arrangement and lighting. For a typical two or three-bedroom home this takes roughly 30 to 45 minutes; larger properties, homes with multiple extensions built at different times, or properties with restricted access to the loft or meter cupboard take longer. None of this requires you to move furniture or empty rooms, though clear access to the loft hatch and any airing cupboard speeds things up considerably.

From survey to certificate: what happens next
Once the assessor has the data, it's entered into RdSAP (or SBEM for commercial premises) software, which calculates the rating and generates the certificate and recommendations report. This step can be done on site immediately after the survey or back at the office, and it's here that turnaround times genuinely diverge between assessors — some lodge within hours, others batch-process certificates once a week. The certificate only becomes legally valid once it is lodged on the national EPC Register, so ask specifically when lodgement will happen, not just when the survey is booked for.
